I’m evaluating a former car wash property in Metro Detroit:Just under 1 acre lot~4,000 sq ft building with multiple bays (9 ft clearance overhead doors)Zoned C4 “Multi Use Commercial”My concept is to convert it into multi-tenant flex space for auto-related businesses (detailing, tinting, wraps, light mods, etc.).I’d love to hear from anyone who has repurposed a car wash (or other single-use building) into something else.

Or was the 3 month considered a wash? 

Have you talked with tenants about ways to reduce sound - rugs, drapes, seal doors and windows, sound machines.

There is quite a bit of green stuff and dirt on the fence when I power washed a section of the boards.  

Fixing broken cabinet doors, removing 2 dumpsters of trash, pressure washing house and concrete, r/r dead plants/tree, fixing all the landscape sprinklers, 1/2 a dozen blinds, a few new light fixtures/bedroom fans, and bunch of wall patching, cleaning/painting.

Mainly, like you said, it’s just to keep feeding the machine and rolling into the next builds.I’d love to connect and hear more about what you’re doing.

He's gonna recommend cutting the bottom walls and washing the studs once his test results come back.

Is there an opportunity to negotiate Asking price, or from a seller's standpoint -- it is a cash generating machine and he is not incentivized to sell lower?
