And, as by this coming Monday I will have the property repaired and repainted, there in nothing in the immediate future which will endanger my NJ drivers license.But this is my last time being pushed around.

They might even replace the cabinets, or repaint/restain them for you if you politely let them know that this will be an area of concern at move-out.

I normally repaint the place after tenant moveout, and nowadays I use professional painters.

When the recession happens, rent will likely go down a bit, but I’d assume rentals like mine will be more attractive to those that need to downgrade.If your property is 1200-1500 square feet,it’ll cost 1500 to repaint, month to find a tenant (assume 1000 monthly rent) and a monthly commission to the PM and one month of mortgage payment.

I see a lead paint program as a necessity to force landlords to update their properties, many owners will have to decide if they will re-paint or install vinyl siding/windows or dump their properties to new owners who will.

I agree that the 3-4k expense of getting new cabinets may not be worth it as opposed to spending maybe 400-600 on repairing these and repainting .
