They might even replace the cabinets, or repaint/restain them for you if you politely let them know that this will be an area of concern at move-out.

When the recession happens, rent will likely go down a bit, but I’d assume rentals like mine will be more attractive to those that need to downgrade.If your property is 1200-1500 square feet,it’ll cost 1500 to repaint, month to find a tenant (assume 1000 monthly rent) and a monthly commission to the PM and one month of mortgage payment.

I see a lead paint program as a necessity to force landlords to update their properties, many owners will have to decide if they will re-paint or install vinyl siding/windows or dump their properties to new owners who will.

I agree that the 3-4k expense of getting new cabinets may not be worth it as opposed to spending maybe 400-600 on repairing these and repainting .

He sent me pictures and video but only looking good one with such as, repaint, new counter top, new bathroom. but as I said I the post. it's my mistake for trusting the realtor.
