There are many paths to take for many different people, but what you have suggested is one of the best methods to build wealth and achieve FI.I concur with you that people sometimes misunderstand the use of those metrics because it has been overstated and regurgitated without experience behind it.I've checked so many private investment, syndication how they  do  the business , professional investors ,etc.At the end of the day 99% they waiting for the final bonus check.What really matter is really when the house is being sold.
