Use the calculator.If it doesn't cash flow,walk.Don't go beyond 75% LTV.All these boys on BP posting "success stories" and doing BP podcasts on how they went from "0 to 1000 units in 6 months" will be the first to leave the game for good.They'll all be dinner in the end.Those of us old enough to have seen more than one RE cycle see through the veil.Don't be that guy.

Accounting would be good if you're a numbers guy and can afford the cocaine you need to get yourself through it :) jk.Even if you get your degree in a totally unrelated field to RE, you can STILL be a success in investing, and that's by using your ability to recycle all your profits back into your investing.

First stop was the place to sell the aluminum and copper , 800 lbs and I got $300 , last stop was the steel recycler I has 3000 lbs that was just shy of $200 .
