sounds much like a escrow officer out west here when you have a closing with an elderly person they have to meet them in person  or have their personal attorney involved..

As you can see below, when they’re not working their tales off and putting their lives on the line they do community improvement type work like canvassing neighborhoods for the sick, elderly and less fortunate.

My issue is that I can't tell my elderly tenants to dust the windows to make sure everything is perfectly clean!

Sorry I'm being morbid but I've seen elderly family members either die quickly or the slow way.  

Add to that a basically exploitative model based on stealing equity from uneducated or elderly sellers I would argue this whole business model needs to made illegal with no ambiguity.

We can define work broadly - providing child care; cleaning the park; building roads; sitting with the elderly; etc - but everyone should be doing something useful for society.
