I think I'll act and speak more credibly next time I'm talking shop with a commercial broker.That said, I guess my only observation is that the usage of grammar and meaning of words changes over time and, if 95% of people really do use the term "CAP rate" to mean something different, at some point it ... well ... it does mean something different.

@Tim FitzGerald no competition with me I have not bought court house steps since I launched my HML company mid 2000's... all missed spelling and grammar is intentional :) but glad you got the Gist of it..
