I think if you want to get an honest answer from respected investors you should at least formulate your post title with some general grammar considerations and you should check your spelling before submitting your post @Wilco Ravestijn.

I think I'll act and speak more credibly next time I'm talking shop with a commercial broker.That said, I guess my only observation is that the usage of grammar and meaning of words changes over time and, if 95% of people really do use the term "CAP rate" to mean something different, at some point it ... well ... it does mean something different.
