Maybe confront her on how she got back inside after locking herself out and see if you can extract any additional info.If nothing else I'd use this occurrence as a great time to inform her and all other tenants that lock-outs are not your responsibility.

I would bet that most states, when confronted with a factual scenario where a money judgment lien is perfected in the gap (after notices to junior lien holders are sent by the foreclosing lender, but prior to the auction sale) hold that the judgment lien is extinguished as to a bona fide purchaser regardless of whether actual notice of the sale was received.

Otherwise, my strategy is pretty good because all tenants want to get their deposit back quickly, and you want to help them get it back quickly, but if damages bring that amount to zero, you can let them know with documentation AFTER they move out and share their address:) No need to create a confrontation at all or mention anything about damages until after they move-out...

Ask the police for a police report....as the owner of the property you have a vested interest in this and see if the police report jives with what the tenant saysAsk your insurance company if this is something that they believe could have ramifications on your policyEven if your tenants have until October on their lease, you as the new owner of an owner occupied duplex may.....I repeat may, be able to tell them to leave because you are the new owner.Either way, you need to seriously get them out of there.....whether it's a suicide attempt,,,a domestic violence issue,.....an accidental discharge or someone coming to the duplex to confront your tenant and the end result is someone discharged a gun.....it's bad news.
