;-)I have some meme ideas:-That photo of MJ (you) doing that fist pump jump as the Cavs player (I think it was Ehlo/Morris) falls away out of bounds (I know you're from Cleveland but it'd be funny)-That scene in Titanic where Leo Morris submerges into the icy water as Kate Wise remains floating on the door (or whatever it was)-A meme of you (David) slinging a rock at Clowny Goliath- Those are some solid meme ideas Karl.

I was mocking the people who ripped on Arbitrage as an investment strategy (...and bad mouthed me personally behind the scenes).

Close to beaches, small, growing city with beatutiful people, RE opportunity (though not as much as in the midwest), growing "hip" scene, clean, average cost of living (by US standards).

It's close to home, with many hospitals, burgeoning culture and arts scene, and commuter rail in the works.

Hey Spencer, as someone entering the real estate scene as well, I would like to have connections in the Lubbock area in every aspect of real estate whether that is other investors, agents, etc.

Winston also has a uniquely large Brewery/Bar Scene, for those that enjoy those. 

That does sound like a either a lot of coincidences happened around the same time or something is going on behind the scenes.

I just do not personally go deal with the public I am a behind the scenes funder by the time the deal gets to me you guys have worked through all the issues.In my personal stuff which is building and heavy remodels this is somewhat different... and title and escrow is total different west coast to east coast.I have done a fair bit of work in ATL metro.. and you need a team there to watch your docs.. mistakes are common with closers in ATL.. scribner errors.. wrong name on the deed .. need corrective deeds etc etc.. some really wild stuff happens there..
