No matter how much the rent is, it still costs the same amount to fix a dishwasher, repaint a bedroom, replace the coil on an HVAC unit, pay for quarterly pest control, rekey a lock, etc. 

So tenant then said ok I’ll pay everything and wanted to know if everything was paid with in five months if we coils reduce the fees in half so we agreed (over $2000 in fees) so we could keep tenant in the home because tenant is taking good care of the house just not paying rent on time.

After a couple frustrating conversations with AHS trying to explain the difference between a diagnosis and prognosis (I was frustrated they just wanted to replace the compressor or rather that's all they would pay for - when because this is an R22 unit and older unit, we felt it was about time to replace the coil and condensing unit). 

They spent some time staging the property this time.Also, the realtor provided this list of updates they did before putting it back on the market: Reconstruction of the grand staircase in the foyerRemoval of pool houseRepair of the 2 downstairs HVAC systemsReplacement of 6 upstairs systems (condensers, coil, and the furnace). 

Worst case scenario when you have a dirty filter is that the evaporator coil on the air handler inside the house will freeze over and the unit will stop blowing cold air. 

air handlers have more copper inside them. condensers have less and you cannot scrap them without proof of ownership. they cut up the coil in the air handler into tiny pieces of copper and then take it to a scrap yard.

Depending if the furnace already has A/C and the A coil can be used again.

If you want to add AC to an existing system, it is almost as cheap to simply update your heater too, as they have to remove it to add the A-coil.

Different people have different experiences I guess.They replaced my HVAC interior coil, fan, exterior capacitor, compressor and fan for $180 (service fee plus freon).Replaced my fridge due to a door warmer that went out.  

My window company charges an extra $40/window to coil wrap them.
