There are plenty of metrics I've seen people use that determine the most prudent time to sell mathematically based on cap rate, COC, ROI, IRR, etc. but the big x-factor in these calculations is future performance based on both appreciation and rent increases, which haven't been following a predictable linear pattern lately at all.

You're probably seeing a pattern lol - Taxes are most people's biggest single expense, so when you're developing your long term investing strategy make sure to focus energy on money moves that defer, eliminate, or don't trigger taxes!

You will want to know if any of the tenants has ever paid late (and heaven forbid a pattern of late payments....

If you buy one, though, make sure to take off the top and check it out before you take it home--being natural, the veining patterns vary considerably from box to box!

Two thoughts, both of which have to do with using quantitative vs. qualitative data: Numbers are good for discerning patterns and making high-level comparisons, but don't (can't) really tell the on-the-ground story.

So yes, real estate "value" will increase, perpetually, forever, in a inclining cyclical wave pattern.
