I believe that Jekyll suspected that I was not trusting him by then - and he was well aware of my professional background to commit an obvious act of fraud.As my partner and I continued to take turns in prodding Jekyll to provide latest expenses invoice and to show us photographic proof that the property was secured, he simply stopped acknowledging us.I was able to find a reliable former co-worker of a friend, who was an Indy resident, and happened to be visiting California on business.

There are annual gift limits, like $15k.It can be more than $15k in 1 year if paperwork is filled out,  reducing it from lifetime (federal) allowable, but it still needs to be acknowledged

Adam, I understand why you can't or won't acknowledge the basis of my opinion, that doing the deal with the intent to assign it back to the seller is nothing more than a side step claiming an equity interest to circumvent the license requirements, but's that's OK.I don't see this as getting a buyer to bend over too far because of it, maybe the seller spending much more than he might have had if he had just listed the property conventionally (that depends on how greedy the investor is).

The form he signed was basically an acknowledgement that he was aware I was entering into the HELOC loan agreement.However, there was never any issue between us that he would sign that form.
