As to the word count, please notice those are usually in the very early hours, 2 to 4 AM during my REM sleep periods, when I go into my RFM (rapid finger movement) sleep patterns I post more Plans are, to stay out later that should cause these sleep patterns to change a bit, so, all things considered, my word count should drop proportionately to the winter solar cycles, dating patterns and time changes.

I'm with Andrew on this one... smaller towns while offering great cash flow potential can get crushed by movement of big employers so be sure to heavily research the economy of the town as a whole when looking in more rural areas... usually something like a regional commercial airport or a big hospital can elevate worries on topics like this as larger infrastructural investments from both companies and the government can alleviate some of the risk in theory.

The fact that the current owner hasn't bothered to collect rent is entirely his problem at closing and will come out of the proceeds from the sale.That still leaves the problem of what to do about tenants who are (reportedly) perpetual deadbeats.

Since it was the owner/president of the HOA who screwed you, tell him you won't sue him if he forgives in writing any back HOA dues, and allows you to re-join the HOA, and he agrees in writing that in perpetuity you or any future owner of your property doesn't have to pay any dues.So, if it's paying HOA dues that is keeping your buyer away, if you make the above deal, it's no longer an issue.

This firm specializes in representing landlords doing evictions in Colorado and probably does 80% of all evictions in Colorado.Sure, doing the first "year" as an 11 month lease might help address the new tenant in perpetuity but after the first 12 months they are your tenant as long as they want to stay (with the exceptions allowed by the law).
