@Tommy Sowell, buying down in value in a 1031 whether by taking cash from the sale direct or by taking a lower mortgage has the same consequence.  

I would argue men's ability to absorb risk is actually why you see more male investors and younger male investors than you see female investors... so I don't ascribe to not entering because there could be an element of risk.
