You have to look at 100 deals on paper to identify 2-5 potential deals and I suggest, you make offers on all those potential deals.It's a lot of work but if you do them diligently, you will multiply your $100K initial capital 100-fold. 

I take that final monthly number and I multiply it by 12 and then I divided by 52 so that I can have a weekly amount of what I need to hit.  Right now my families weekly core budget amount is $525.

But the years have passed, the complaints have come steadily, the absolutely heartbreaking stories have multiplied,  the predictions you made years ago have all come true.Jim, I think your documentary is going to end up as a must-watch specialist training video on turnkey real estate investing, something everyone interested in putting money into these kinds of assets is going to be pointed toward as a cautionary warning.

There might be some bargains, but nothing like the avalanche of 2009.  

You need “why “power ..not “will “power to stay in the game long enough to see your dreams come to fruition and accounts start to multiply .

I did have approx. 20 properties and felt very confident with multiplying money when I cashed out my 401K. 

What I’m worried about is if we will see some kind of multiplier effect here amongst the healthy sub 50 set.

wont judge anyone, but frankly sometimes all we need is a little faith and some  action and God can multiply our efforts.

@Jacob Lapp ideally you put your money in a stock, don’t look back until 2-10 years later where it’s multiplied many times over.

The issues come when you have many people per unit combined with turnover or even a rent increase then multiply that by several units and it becomes work to figure out the dates of residency, amount paid, etc.
