If you have a qualified (and ideally experienced) buyer who has a set budget, is motivated and makes a fair market offer to the seller - I see no issue with that.

Well..this time of year sellers (at least here in the PNW) get a little more motivated to sell prior to the slower winter months.

Start using your own personal network to find motivated sellers. - Start posting on your favorite social media site what you are looking for – not once or twice, but CONSISTENTLY for 6 months!

Source deals through PMs, lenders, and investors, not just wholesalers, and provide three things with every lead: rough numbers, access status, and seller motivation.
