Lee I'm also at your age and in New York too and I really committed in reading a lot of books like  - think and grow rich Napoleon hill- the richest man of Babylon - 10X rules Grant Cardone try to read a lot 

4 unit brick building with all 2br 1 ba units in C+ area of Cincinnati called Bond Hill that is seeing some recent investment and is on the path to progress.
