That alignment of incentives produces better risk-adjusted returns for everyone involved and dramatically increases the probability of success on the first few large transactions.Once I’ve cut my teeth on several of these alongside proven operators, I’ll have the resume, relationships, and confidence to lead larger deals independently.

I believe for the patient mostly passive RE investor that leveraged RE can do well but1) residential RE is not passive, especially compared to index funds and etfs.2) because non commercial residential prices are near an all time high, interest rate is near high for this century, rents are all time worse compared to costs (per 2 recent studies) that you would be entering RE at a challenging time and a time were most RE will not produce the returns that were easy to achieve prior to 2022.3) RE provides diversification, but may not far exceed the returns from passive options.

That decision fueled my discipline to save consistently and check zillow almost everyday (as I knew nothing of biggerpockets at the time).2) Took Action - The action to save, the action to check zillow, once I felt I had a good amount of money (not nearly enough lol) I started to reach out to lenders to get pre-qualified - that process told me what else I needed to do (creditwise/cashwise/debt to income ratio wise).
