Use the refinance money to pay the seller in chunks, use the rest to value add.

Now I can afford to lose money on the place, but if you can't you should seriously rethink the strategy.

So true, 100% of our portfolio has been built up with private money lenders - no banks, hard money lenders!

So how are experienced investors actually doing it when they say they use both HML and PML money to fund deals with “no money out of pocket”?
