Bottom line: you need to shop for insurance BEFORE you close, within your Due diligence timeframe, to make sure you get good coverage. 

If your subject (0.5 acres) looks more like the lower end of the lot sizes, value it against those.Only give premium value to land if the market clearly rewards it (rural, equestrian, estate-style, or where people actually shop by acreage).If all comps are bigger (0.75–1.25 acres), we mentally adjust down a bit, not a percentage, just enough to keep our ARV conservative.

What I’ve seen investors do is shop a few direct lenders, not just brokers, because some have softer versions of those clauses or are willing to modify certain sections if the deal is strong.

Determine the distance the people live from the shop you now work at, that's your likely distance of influence. 

For an investment‑property HELOC, shop local banks and credit unions; ask about interest‑only periods, draw‑as‑needed, prepayment fees, max LTV, and seasoning rules for the refi.

So you may need to shop multiple companies.

Can you blame tenants for shopping around so ferociously, in futile attempt's to find some years gone by rent?

Sometimes spending a bit more for confidence in closing is better than shopping to the last percent.
