Sit down, and see if you can bird dog for them, ask if you find a deal can you partner with them to get the deal done, and the last thing that would be a great move is working for that person while you are working and getting paid you are learning the ropes.

I would suggest finding and teaming up with a local real estate agent who deals with investment properties so you can work with a licensed person and stay out of the state's crosshairs.With that being said, I'm a buyer in the OKC and Tulsa markets and have a few contacts up there.
