I think a bigger problem will be the Florida condo market continuing its downward spiral and that causing concerns in other markets like Austing, Phoenix, etc. and all of it dragging prices down for a few years.There will be more properties foreclosed on for unpaid HOA compliance charges or just walking away from their homes than properties foreclosed on for fraud.The other issue is investors underwater with their STRs they overpaid for.

The tenant paid the old rent amount for July, ignoring the rent increase that was properly served 90 days prior to the lease end.My concern is that if I lose the eviction case in court, I cannot afford to keep renting to them.

In my experience, the key to making Section 8 work is targeting solid C/C+ class neighborhoods that have decent housing stock and aren’t saturated with problem tenants.As for the funding cut concerns — it’s something to watch, but Section 8 isn’t going away anytime soon.

Our concern is that we are limited to their company policies and do not get the benefit of seeing what else is out there.We have had a recent meeting with them to review all of the policies and coverages and feel good about coverage, etc.I know we may not find significant costs savings out there with current conditions but would like that validation of that if true.
