I’m really big into neighborhoods with decent multifamily properties in the area and doing a hybrid of STR or MTR with an LTR to hedge your bets. 

commercial lenders, private lenders, and hard money lenders wont be able to do this because the client lives in it. best bet is probably a local bank.

I knew it was a risky bet as Baltimore has much crime and systemic issues they can't seem to overcome.

If not your best bet will be finding a lender that does portfolio loans (that they can make their own rules on) like a local credit union.

But I bet most PM's are using property management or channel management software.

Seller financing is another one - great option in theory, but modeling those scenarios takes forever so I only do it when the seller explicitly mentions it.I'm betting I'm leaving money on the table by not exploring every financing angle, but there's only so many hours in the day.

There are many lenders in this forum that will finance the whole rehab, and 80% of the purchase price.Now what about the remaining 20%, if you don’t have the capital your best bet is to partner with an investor and the share that you will provide is your labor.
