Since then I’ve been educating myself as much as humanly possible by reading books, listening to podcasts, watching YouTube videos, going to my local meetup (which is small), and going to every free webinar I can find.

So I have been reading books like The And Asset by Caleb Guilliams and The Art of Wholesaling Properties by Robert Shemin, picked the brains of a family member already in the industry and my realtor, got into sites like this one and Legal News, and watched a few youtube videos for the last 6 months.

For the actual condition, I'll be relying on feedback from my agent when he performs a walkthrough and video.

Gurus are teaching people to get into real estate with no money down so you have 18 year old watched some youtube videos and call themselves a real estate investor.

I literally go take pictures & video of the properties with the address clearly showing. 

I had some ideas also which could be like a hot tub or sauna games (pool,video games, airhockey ETC).
