It is two different skill sets, two different psyches.

Action beats theory; your first clean base hit builds the skills and confidence for bigger profits.

I don't know your skills in real estate so I am assuming none.

Replacement jobs will only be available if new companies come to the city and create jobs that pay comparable wages for similar skills.

All sellers think that they are sitting on gold, but mostly they don't want to do the extensive and skilled work to rehab a property, so don't be afraid to bring them to reality with realistic offer. 

Slower markets tend to reward patience and skill over speed.
