Maybe you already know them but didn't say them here, but in my opinion and experience, it is more important to have your goals relatively clear prior to investing your first penny. 

I am not a proverbial "doesn't have a penny to print his contract on a paper" wholesaler.

Low value markets might be Pennies on the dollar like you allude to. 

I'm certain I won't get every penny of my insurance payment back (had to pay 6 months in advance), I've had GCs and builders out to the space to give quotes, I did a sewer line camera inspection, etc. 

I almost always get a judgement on principle, but I have yet to actually collect a single penny.

The thing that stands ouyt is the land and homes for sale just over the bridge are selling for pennies on the dollar which means in 5-10 yearrs it will be worth 10X.

Not a penny has dropped to me or any investors.
