Hello fellow homebuyers,I recently made an offer on a house with an inspection contingency covering the roof, foundation, electrical, plumbing, backyard fencing, and pest infestation.

By poor condition I mean, unhealthy, dying, rotting, infested, damaged, etc not just ugly or unkempt.

It didn’t reveal prior infestation damage because some areas were inaccessible due to the owner’s belongings.

Even I was close to a  fabulous house but the inspector was so thorough and he mentioned Wood Destroying Organisms and we found so much termite infestation in the attic etc that I decided it was too much work and moved on:)

You're treading in RESPA-infested waters there and these are federal, not state regulations.Referral fees for ANY closing services on residential loans are strictly prohibited under RESPA regulations. 

On top of that I had the city coming after me for fines due to the condition of the place   This was a drug infested area of town.  

Some of them are trying to get themselves and their kids out of covid infested homeless shelters -- The last thing I want to do is BS them.  

Tenant shall pay for all costs associated with remediating pests from the Premises and shall inform Landlord at first sighting of any pests in order to avoid any infestation of pests.
