Hey BP community 👋I spent the last several years running acquisitions for a single family rental fund that purchased and owned 10,000+ homes across 20+ U.S. markets, representing more than 2 billion dollars in real estate.

Many investors start with single-family because it’s a great way to learn the ropes, build equity, and get comfortable with the process before scaling into multi-family.

The bang for the buck is there but if I could get something better for the tenant communication aspect, that would be highly recommended. 

So, why is McDonalds still spending billions on advertising?

What makes you think converting a hotel to multi family will be easy ? 

You add on the fact that we see the same 100 billion $ handed over in a circle from one AI company to the next, all reporting it as revenue, the P/E ratio of the S&P500 is over 30 and that makes you wonder where corporate profits are supposed to go from here, inflation eating into consumers spending power - I would say @Collin Hays is right, brace for impact.Fortunatley, residential real estate is a relativley recession proof.

I am in the Fayetteville area looking to build my first multifamily property to rent. I have no experience with building and I am looking for some insight on how to get started.

The ones around me price under what Waste Management charges to come out and haul - WM is about 50 bucks/month, they'll haul the trash for about 30-40 per month and come right up your driveway and pick it up.

My foresight goes beyond a quick buck so I'm more so looking to buy and hold at the moment.
