It took a while to get the first property, but I am currently working on an H House (3 bed 1 bath with a basement) in Richland Washington that has a mother in law suite attached to it.

this was before NG went up.

@Anh Le hi Anh, if you have enough room to keep 25% equity in your rental property with the HELOC then go for it. 

We knew it would be an easy switch to NG later on (and in fact, we just made the switch, 4 years later).

I did purchase an H house through foreclosure that has a mother in law unit attached.

You'd have to look at proximity to panels, metering, etc there too as you'd have some load (copper wires) to likely pull.It typically costs a lot more to heat using electricity vs NG, so I guess you'd be passing that along to the tenants?
