I got reports from two different pest control companies indicating zero bed bugs were present and I also had invoices showing monthly treatments and inspections (including one two days prior to his arrival and it was vacant until he checked in).

Ordinarily I would agree, but you have to account for the fact that the tenant saved the landlord a boatload of money by mitigating the leaking roof before it caused serious interior damage.Also, when I hear of rat infestations, I think of landlords not doing a lot of regular maintenance and housekeeping of common areas.Precedent for the remainder of the lease under a course of dealing theory?

City recently did a building inspection and we noticed the tenant is smoking in the unit (cigarettes and marijuana), food waste everywhere leading to building pest issues, and there are 5 people living there now (3 adults and 2 kids).
