I'd recommend attending some local meetups and listening to the straight up Chicago investor podcast for more local insights.  

The vast majority of sellers listing with an agent will not be interested, as most people need to sell straight-up in order to put all of the proceeds from the sale towards their next home and aren’t interested in “being the bank” so the answer is almost always going to be no.
