You need to have systems in place otherwise will fall flat on your face.

In my experience, as I was a high volume flipper and in years since have helped assorted person with tips, tricks and advice (no, never did the guru or package thing, no compensation just friendly helpful advice) I have found most often the problems are in systems. 

I am working to develop 3 new homes in Gastonia, Gaston County, NC, but have just received bad news that my land will not pass a soil test/perk.It has an existing septic system on Lot 507 , for only 1, 2bdrm home and the County did not approve for us to expand or replace it.

As long as we exist in a Resource based system, money will exist.  

Thanks  The main thing I look at aside from a reasonable wear layer and pattern & texture (hides scratches) is the quality of the locking system.

If any major systems (roofs, plumbing, HVAC) are due, you may want to pad that line item slightly.
