But that golden nugget is left for my clients!

@Jason Hartley The unfortunate truth Jason, is that golden retrievers can and do cause as much damage as most large dogs, pit bulls included.

@Nelson Sandoval if you bought after 2008 then it was golden timing but if you bought in late 2005/early 2006 your values went down.

The one golden nugget I took away from him, was:"Your Soft Costs should never exceed 15% of your Hard costs"Soft costs include items like engineering, architectural and legal fees and other pre-construction costs.Hard costs include physical construction.

At your age, it will be nearly impossible to acquire property anyhow, you have a golden opportunity to educate yourself for a few years and be light years ahead of your peers. 

If you can get the right teams going for you, you'll be golden!
