The better way to think of it is that you will have to buy better deals or create more value so that your cashflow will be same or better than prior.Plus portfolio/commercial loans can package multiple loans together too so you can do 5 BRRR's at one time and cash out refinance as soon as you get a lease agreement with a "blanket," loan that ties together 5 trust deeds/properties into one mortgage.

Could you find a lender who can do a blanket mortgage with your existing properties, and this new portfolio?

The "D" rating is a blanket statement and yes, the schools are 3/10 but it's not a war zone.
