So I think it could also be a lifestyle decision, my parents who are reaching retirement age, would be more inclined to go after turnkey deals b/c that allows them to be hands off.

As long as buyer isnt complicit in evading taxes i.e. fails to file the appropriate paperwork I dont see the issue.Buyer could also complete the transaction and then report the seller to the IRS if they felt so inclined.
