I have found that the biggest reason they get mad is they think they are not going to get approved and it will be a waist of their money.I have seen that if you will let them know what your leasing requirements are and what on those reports would disqualify them and they will leave if they wont pass instead of getting mad.

@Will BarnardFrom reading your posts, I consider you a level 10 investor and you may very well have the exceptional talent and skills to identify homes in the Inland empire, Santa Clarita / Valencia area that can cash flow better than the average homes in Atlanta.

Applicants response:"I did not see the no cats or I wouldn't have waisted my time....I am assuming you didn't take the fee for my application...please refund or I will call the bank and have it reversed.I don't see the difference in cats vs dogs.

Well, a lender will always look at you personally and at the property's ability to service debt if a commercial loan.So you need to structure your empire and remember to make sure you're maxing out on NOI.Know plenty of guys with >1000 units and they keep buying with loans.
