Essentially you both are taking the good, the bad, the ugly legacy issues you potentially have individually and with your generations of families and blending into a new combined unit going forward.Imagine carrying a sack of weighted down junk that tires you down and every once in awhile you look into it to see what is so heavy but then close the bag back up because you do not want to do deal with it right now so keep carrying it.

I love listening to all 3 Bigger pockets podcasts and grabbing quarters out of laundry machines It’s my favorite day of 2 of the month this brought back memories I worked as a site acquisition broker for a large syndicator in the mid 80s.. and he would literally bring his bag of quarters to his office.. and it was a big BAG..

And trying to distinguish the good vs bad TK providers is not that easy IMO Agreed with your comment mate.For those that want to go head deep into real estate investing I have always suggested to pack your bags and move to the area that you want to build a portfolio in.Make the sacrifice of a couple of years and live in a "boring" market, build the team and then if God willing you can leave with piece of mind knowing your investments will be looked after.I also know of many folks with relatives in cashflowing markets that invest from afar and this can also work as you have trusted feet on the ground that can be your "eyes and ears"Thanks

When the market does drop, the hedge funds have very, very fast trades that happen before you can pick up the phone, leaving the small investor holding the bag.

IE there is still great profit in the deal.. if you ended up upside down then I could see a problem and I would be cautious on any buy and hold that way make sure the numbers still work.Most of the time we see these in owner occ situations.. and the people buying want the house to live in .but if BP is now talking about it .. cats out of the bag... at least out there on the east coast were it seems it was not used or known about much.. like I said in another post we started doing these in the 80's in Palo Alto when I lived there the first real crazy run up were listings were selling for 20 to 50k over ask..

The production and reviews are all there and they can not be fake.Final take - they guy who shows up late to the party wearing a bag over his head to hide his identity and is scared to record on Zoom when everyone can watch is the one out of touch.
