Yeah, it's that big a leap in learning capability. ai is not linear, I think that's the source of flawed or limited thinking in ai's potential. ai is exponentially compounding in it's learning and comprehension.

Also, being disinterested in RE shouldn't be viewed as a problem, or character flaw (if it is, you'll start seeing a lot of people as pretty flawed--which isn't an enjoyable way to go through life).

I just read all the BP posts I could find related to the Section 121 exclusion ($250k/$500k capital gains on primary residence) and I uncovered two issues that make me want to sell our AK house soon.#1:   I can only use the 121 exclusion once every 2 years.   

So you likely need to involve either a consultant or developer prior to make sure you don't buy something that doesn't have a fatal flaw or constraints that make the project not pencil out financially. 

In fla we built starters 250 to 270k in Charleston I did 500k to 2.7 mil.. about 30 of those. 

I went to look at each saw few flaws and negotiated the price down.

Using flat paint on ceilings helps hide flaws but i dont use on rentals.Same with squeeky floors.

Does anyone have recommendations on some good question(s) to ask that might help me secure the deal or uncover more about why they’re selling, what price they’re looking to get, what’s “wrong” with the property, etc.

It points a flaw in the system of buying and selling real estate. some day some one will figure out a better way to handle this.

It is thinking about these sort of things and how you can best utilize those unique things that you have to work with that can lead you to a profitable niche and uncover opportunities.
