The builder did close up and reform as a new entity, but this was many years after it was built (house built in 2004, I bought it in 2011, found issues in 2015).

In regards to whether it's an arms length transaction and shifting the cash flow to or from one entity, our pricing has to be justified and at market rate due to regulations so we can't give a discount on one with hopes of making it up on the other otherwise we would favor income through the Realty Corp for tax purposes in light of current tax reform

@Brian Hughes  "I would say 80% of the crowd of supporters there was somewhere in their late teens through mid 20's"This is an interesting observation because it does seem like a lot of the push for these policies is coming from the younger generations as part of the social justice reform that has been a major topic recently.

Nothing special.The $10k SALT cap will apply (anything online from prior to tax reform should be ignored); odds are you are already paying more than that in state income taxes, meaning there effectively is no property tax deduction for owner occupied real estate for most people in California.
