In Ohio, you can still do the entity transfer, with the caveat that the school districts, especially in Franklin Cuyahoga and Summit Counties are aggressive in trying to uncover these transactions. 

However, for every company I find that looks decent, I end up uncovering some scalding reviews that make me uneasy to make a purchase with that company.

@Eugene Kemp I am missing the experience of being about to assess the property correctly, such as running the numbers and being able to see possible flaws in the buildings. 

I think this is a real flaw in this bill.

I'm looking at this from a character perspective, and most folks with the aforementioned issues have some sort of character flaw.  

The stain covers all flaws well, including ceiling paint on the molding.

It's those that put in the work will uncover those treasures.  

It protects just as well, is easier to spot repair and disguises flaws better. 

It has a flaw for CA in the property tax calculation.
