@Kalen Jordan  BP did take down his pod cast ... this is not the first guy to do this and wont be the last those homes are traded back and forth from failed landlords for the last 25 years.. and will be for the next 25 to 50 years until they crumble..

I listened to one of the pod casts, and the speaker of the pod cast says he does all lease option, and effectively he passes on the Maintenance/Repair expense to the buyer by offering to give them $100 credit from rent per month at the end of the year ($1200 total) if they take care of all the repairs themselves during the year.

So what we need to do apparently is go in the garage, pick up a hammer and repeatedly smash it into our skull, do some tide pod challenges, completely remove ourselves from actually working in RE, and THEN we will "get it" on how a crash, 50% reductions is "gonna happen any day"........

the reality is rehab contractors that work on these types of properties are tough to manage .they need you to buy the materials they need draws every Friday.. the dont' show up they do mediocore work.. what the local flipper or turn key guy or gal has is their thumb on them.. all except Morris that is he is a train wreck by the post that I have seen.again just caution hiring out of state contractors and dream teams sells pod cast and books but in my experience it so far from reality..

I have seen many who worked for hedge funds ext for years then launch and do well.then the other thing I have seen and I think but don't know for sure.. but take a Joe Fairless he has a pod castso he had to probably start that organically I know I was on it 4 or 5 years ago.
