I am into return on investment, forgoing some positive cash flow for the appreciation piece that in many areas is icing on the cake, but in Austin, the way the economy is set up here, has shown 40 years of consistent appreciation and I don't see that changing.

I paid for dozens of tire repairs from roofing nails, bought thousands of dollars in gas, filed deeds, paid local land taxes, dump fees of a couple of thousand, and many hundreds to the local convenience stores for drinks and ice for my workers, doughnuts, gatoraid, sodas, etc.

We get some 3 day stays here and there, but it is not common.All we can offer in the winter is snow...and ice...you can watch the ice floe move back and forth in front of our house as it gets pushed around by the 2 incoming rivers that are fairly close to our house.
