A bunch of speakers were preaching the "your time is now" mantra and one guy spent an hour doing a commercial for his fishing lodge (that he didn't build, he was born into it) at about $1,000/night.

(Low VOC Caulk only)(5) No loud music, use earpods only.(6) No personal use of toilet or sinks or tubs in unit.(7) Pour no solids or liquids down toilets, sinks or tubs.(8) Unit must be broom clean at end of job.It's possible trim and doors will last twice as long as wall paint.It's possible painters charge about the same for the trim and doors as the walls.Some painters spray, some brush some roller-- when painting tell adjoining units to close windows ahead of time to prevent dead birds, fish, other pets (or babies)--some primers (and cabinet paint) can be highly toxic and are not low VOC.Good Luck!

It's not so much to protect you once you got sued (since even with an LLC you'll still have to hire an lawyer and incur defense costs)(plus you can get sued for whatever reason, and you'll still have to pay to defend), but to discourage and make it harder to even start legal action against you, and to make it harder/improbable to collect if it comes to that.Now, looking at those setlements in the mold cases, a small fish hit by that is probably no longer an investor and member here...so I don't think we'll hear any "got sued and lost it all" response, but I still hope a bigger shark might share some from his/her survivor experience and how insurance and PUP/LLC/Series-LLC/Corp/Trust/LandTrusts/EquityStripping protected them.

But if you have a good deal, like a project with 60% LTV, with relative easy path to profit, the private lenders will compete to participate in your deal.In other words, you have bigger fish to fry first - finding great deals.
