Brian Davis: For a first multifamily, I focus on the numbers, rent potential, expenses, and cash flow, and whether the market can support steady occupancy.

I’d just recommend finding someone who’s actually worked with one of those firms before so you can get a feel for their experience, pricing, and how thorough their reports were.

I highly recommend Hilton Head if you are after both the strong appreciation and cash flow (depending on price point), especially if you are open to self-managing (so many sleepy property managers).I have several Airbnbs on HHI, shared my numbers and links below.
