Trying to better understand how active investors prioritize when it comes to choosing funding sources. 

I’m looking for an agent who understands house-hacking and small residential investment strategies.

I understand that the City of Anaheim is no longer issuing new STR permits, so one option is to buy a property that already has an existing STR license.

I see your point... then how can I better understand my market through people?

I understand it is difficult to find these for under 500 K, but I would feel comfortable not exceeding this.

(I should add that I understand the stock market and other financial instruments quite well from a decade of investing there, yet we are 90% in real estate today) Financial advisors do not understand real estate, nor do they want to talk about it, because there is no commission in it for them.

Learning the market means getting familiar with the neighborhoods and rental and sale values, understanding local construction costs and permitting processes/timeframes, learning which vendors and lenders to associate with.

It’s also important to understand that cost segregation is not “free money.”

It was refreshing to work with someone who understands investors and has a variety of loan products available for more complicated financing.
