FWIW, most guests don't speak up (unless it's a bigger issue- e.g. trash left behind) and still leave 5-star reviews.

One of their so called instructors from one of the training sessions asks the students to go to the five star hotels, or go play golf, or go horse riding, or go hang out at the high end night clubs for the sake of fund raising.

In other words those 7 companies will go from shining stars to commodity companies in a decade.  

Pretty sure Rent to Retirement has hundreds of 5 star reviews.

I would recommend that if you want to work off each others strengths, get a rock solid agreement in place where you project typical labor costs, typical profits for this deal and create something that aligns interests. 

That being said, ss long as you have good documentation of the lease violations (pictures, tenant ledgers, documented late fee's and other items to build a rock solid case), they should be able to help you without a problem. 

I find more value from crypto, wholsalers and podcasts than I do from Black rock and vanguard or the stock market. 

I work with hundreds of out of state investors here in the southern/middle part of the country and there are ample of opportunities in that price range in places like Memphis, TN or Little Rock, AR.
