Kristina, honestly, this could be a solid first rental but only if a few things check out first.First thing — double check your numbers.It sounds like each side is paying $12,000 a year, so roughly $1,000/month.

I would check with the city, and some people do pull permits for the GC, and in my experience I have been able to pull permits non-owner occupied, but a lot of city want a owner-occupant to pull the permit for owner-builder.
