Definitely create a strict late fee policy if you don't already have one and use a software that can auto-apply the late fee and communicate late rent for you.

Hello, I have a unique situation going on and was seeking extra confirmation and ideas on the current deal I'm in.Basically the property is transferred via deed, I sign a promissory note for a set amount, and record a deed of trust.

Get a property management system that is API connected (software connected) to both Airbnb and VRBO (and Google Vacation, booking.com, etc)That will become the mitochondria of the business. any update you make in the PMS will reflect in your listing for the other platforms (channel manager).Each of the booking platforms have different fees collected so you'll adjust the management fee in the system so that you get a similar payout.I use JURNY, a little known system that's I've used for 2 years to manage nearly 20 properties. but I love it because it connects to Autohost so I get automated leases sent out for signature (yes, even on Airbnb and VRBO) along with ID collection, SELFIE, credit card deposit and then the AI tool kicks in and detects for fraud. 

You can watch videos on any software, but that's not as nice as getting in and clicking around yourself.Way more people are way more knowledgeable than me, but it's my opinion that a newbie or just a small scale investor only needs something stupid simple. 

(forgetting to log, categorizing activities, proof for audit, etc.)I’m even considering building a dedicated software/app that makes this easier.Before I dive into it, I’d love to know if there's a real demand and what features would be must-have vs. nice-to-have?
