However, if you're a W2 high income earner or business owner, I can't imagine it makes any sense to flip houses, mail mass post cards, wholesale, or build lead gen websites with the value of your time being better spent other places (such as learning about real estate and increasing your income through proven means), such as at your 9-5pm or growing your business, and your real estate is a long term process and you don't need "home run" deals to qualify or make it work.

I use dealmachine for cold calling and for sending post cards and that has worked pretty well.Good luck!

I've been doing D4D with Deal Machine and my own postcard campaigns.  

Postcards for example most people hope for 1-3% response rate.

Google sends a postcard out with a code on it to verify.

Rather than hire as many sales people to do follow ups--set up automated text messages, emails, letters, or postcards to be sent to your best prospects.- Podio has really good integration with other services--like RightSignature for eSignature, Google Docs/Drive, Dropbox, Twilio for SMS, Lob for physical mail--either for marketing or other workflows like invoicing, and a ton of other services.
