I made one comment on BP about lending in NV. and promptly got a nasty gram from the state of NV.. reminding me I was not licensed there and they went on to say we see you are licensed in Oregon but not NV do not do any loans in our state..

I love chatgpt but I would try a prompt such as “what are creative means to finance a downpayment given the high interest environment and are not a HELOC”.AI models are brilliant, but point and shoot and context based so you need to ask it to open up to things you may not have though of you can ask it by prompting “pretend you are a real estate investor with very little cash saved search forums such as bigger pockets and reddit”.

In regards to the 10 year yield.Which is why the blood bath doesn't halt, unless trade wars go our direction entirely.Short prompt, long the curve is the play I believe & set up like that here for good.I thought it a bit of a "crazy" extreme theory, tank the market to create all these catalyst to force significant drops in interest rate so can refinance the National Dept before (I think it's June is the deadline) and save literally billions upon billions upon billions.
