What I’ve seen investors do is shop a few direct lenders, not just brokers, because some have softer versions of those clauses or are willing to modify certain sections if the deal is strong.

Using a broker is kind of a no-brainer for me, because of all the complexity involved, but when you see your broker shopping your deal out to the same five or six (or 10, whatever) lenders, it's really hard to know you're getting the best deal in the end.Fourth, speed.

Can you blame tenants for shopping around so ferociously, in futile attempt's to find some years gone by rent? 

Bottom line: you need to shop for insurance BEFORE you close, within your Due diligence timeframe, to make sure you get good coverage. 

Any mortgage lender should be able to do a VA loan' so I'd shop around.
